Job Summary
We seek a proactive Estate Manager to oversee daily operations, including maintenance, security, and tenant relations. You will ensure a clean, safe, and fully occupied estate while fostering community.
Main Duties
1. Estate Operations
Conduct daily inspections for cleanliness and condition.
Manage landscaping, plumbing, electrical work, and maintenance.
Oversee security systems, including CCTV, access control, and guard patrols.
Monitor budgets and petty cash reconciliations.
Coordinate with contractors for major repairs and renovations.
Ensure water, drainage, and sewage systems function properly.
2. Tenant Management
Promote properties to attract short-term and long-term tenants.
Handle tenant screening, onboarding, and lease agreements.
Address tenant complaints and maintenance requests promptly.
Conduct move-in/move-out inspections to enforce lease terms.
Develop tenant engagement programs to build community.
Enforce estate rules and mediate disputes.
3. Security and Emergency Response
Implement 24/7 security protocols.
Manage emergencies, such as fires, leaks, or break-ins.
Train staff and residents on safety and emergency procedures.
4. Reporting and Communication
Prepare weekly and monthly reports on finances, security, occupancy, and maintenance.
Maintain open communication with homeowners, stakeholders, and tenants.
Propose improvements for services and tenant retention.

Bachelor's Degree in Engineering, Real Estate, Marketing, or Project Management (2nd Class Upper Honours). High School Diploma (Minimum B+ average). Professional certification in Facilities Management, Estate Management, or Valuation (preferred).
Experience
2-5 years in property management, estate management, or facilities operations. Proven success in managing tenants and leases. Experience with budgeting, maintenance coordination, and vendor management.
Skills
Strong leadership and organizational skills. Effective sales and marketing skills for high occupancy. Proficiency in property management software (preferred). Ability to train and supervise staff. Strong problem-solving and conflict resolution skills.
